With its enviable central location on the Isle of Dogs, 30 Marsh Wall will regenerate an underutilised office building into 1,068 new rooms for student housing above four floors of flexible space which will bring retail and leisure opportunities and public realm improvements.
The top floor of the 48 storey building will offer further amenity space, with access to a sheltered roof garden and views across London.

BUILDING DESIGN
The redevelopment of 30 Marsh Wall will use quality materials, colours and textures, including bespoke white glazed and dark bronze terracotta cladding together with light and dark bronzed PPC aluminium. This will ensure the building is built to last.
The design will include strong vertical features, to not only complement the existing skyline, but also to create a unique building of exemplary architectural design, ultimately delivering a high quality landmark building.
The new building will be designed to fit in with its surroundings at the Isle of Dogs and will provide a range of public realm improvements to the surrounding area, with landscaping and careful design improving its appearance, accessibility and safety. A collaborative approach is being taken with Cuba Street development to create a vibrant new neighbourhood especially with the opening of new commercial space which is open to the public.
The redevelopment of 30 Marsh Wall will contribute significantly to the provision of student housing with generously sized rooms of excellent quality along with generous amenity and communal facilities. This will also assist in freeing up family housing back into the open market.
The regeneration of 30 Marsh Wall will provide up to 42 jobs (30 FTE for student accommodation, up to 12 for the commercial units) and will be staffed 24/7 with a team which will be a point of contact for the community as well as organise events for the students and pick up on issues around loneliness and mental health.
TIDE CONSTRUCTION
Tide Construction have a successful record of delivering high-quality Residential Schemes, Purpose-Built Student Accommodation co-living and Hotels throughout London. The company are experts in modular construction and will be using this approach for the Marsh Wall site to reduce construction time and thus limit disruption to the local community. Moreover, the designers behind Marsh Wall have already used modular construction to deliver multiple schemes across London.
There are a wide range of advantages to using modular construction methods. Most notably, this method of construction will greatly reduce the time frame of completion, meaning that not only will the student accommodation be ready by 2025, but with reduced traffic movements, there will be less pressure on local road networks and the subsequent impact on the community will be reduced. Modular Construction isalso more sustainable than traditional methods, with overall waste outputs being reduced by up to 80% and embodied carbon by up to 40%.
